RANGE & BATHROOM EXHAUST VENTS & ELECTRIC HEATERS

Let us not be exhausted for this part of the inspection. The scope of the inspection for the range exhaust vent includes the inspection of the condition of the filter, vent pipe, switches and observation of blower's speed, sound and vibration level. Termination of vent pipe is observed as well. The bathroom exhaust vent and electric heater inspection includes operation and sound, speed, and vibration level.

WHOLE HOUSE VACUUM SYSTEM

We observe the condition of the main unit and operate the unit, if possible, and inspect the system from all accessible outlets throughout the house.

 

WATER HEATERS

This is a very important part of the mechanical system inspection. We will identify the energy source and inspect tank and fittings for leaks and corrosion. Temperature and pressure (T & P) relief valve piping is observed and checked for gravity drainage. We will observe size, material, and termination of the drain pipe. T & P relief valves will be operated, if possible, and inspected for its condition. We will inspect the gas branch line and gas shut-off valve for condition and leaks. We will inspect the wiring on the electric water heater.

DOORBELL & CHIMES

Here the bell will be rung to check the condition, operation, and installation of the unit.

ATTIC POWER VENTS & GARAGE DOOR OPERATORS

We will inspect the operation of the thermostat control, if possible, and observe speed, sound, and vibration level. The garage door operator will be inspected for condition and operation, and presence/absence of automatic reversing mechanism. Garage door will be inspected for automatic reversing during closing cycle.

HYDROTHERAPY OR WHIRLPOOL EQUIPMENT

We will inspect the condition and operation of the equipment as well as evidence of leaks. The operation of ground fault circuit interrupter (GFCI) will be inspected, if present, and observed.

COOLING SYSTEMS OTHER THAN EVAPORATIVE COOLERS

Let us cool down for a little bit. We will identify the type of system and its energy sources. The unit will be operated and inspected for its proper performance and observed for the presence and drainage of the condensate and secondary drain lines.
