EXTERIOR: WALLS AND DOORS, WINDOWS & DOOR GLAZING

This section includes the observation of the deficiencies in the exterior walls as it relates to the structural performance and water penetration as well as to observe and report on the condition and operation of the exterior doors and garage doors. We will also inspect the condition of the windows, the presence and condition of window and door screens and the inspection of burglar bars for safe/unsafe exits. We look for signs of distress.

INTERIOR: WALLS, DOORS, CEILINGS, AND FLOORS

This is our final destination on the structural inspection exploration. Looking at the interior structure, we will observe the deficiencies of the walls, ceilings, and floors as related to the structural performance and water penetration. Operation of accessible doors, and inspection of steps, stairways, balconies, and railings is also included in this section. We check attic for roof and ceiling framing, connections, insulation, proper/improper termination of vents, signs of water penetration/damage, and condition of sheathing materials or any roof penetrations.

This is our next stop on the exploration. Here we will check for the operation and safety of built-in appliances, plumbing, electrical, cooling and heating systems.

DISHWASHER / FOOD WASTE DISPOSER / TRASH COMPACTOR

We will inspect the overall condition and mounting of the dishwasher and food disposer. Both units will be operated and checked for the presence of water leaks. The trash compactor will be checked for its operation and mounting. All units will be checked for missing, damaged and/or rusted parts, excessive vibrations and/or noise. We run the dishwasher through a complete normal cycle.

ELECTRIC & GAS RANGES

We will inspect the overall condition and operation of the appliance. Materials for the gas branch line and connection to appliance will also be reported. The presence, location, and accessibility of the gas shut-off valve as well as any leaks will also be observed. We will check for improper wiring, if any.

ELECTRIC & GAS OVENS

Here we will inspect the condition and mounting of the oven. We will inspect the heating elements, the thermostat, and operation of clock and timer. Lighting, operation and condition of flame will be checked. Accuracy of thermostat and its sensing element for proper support will be observed. We will check for loss of heat around door seals.

MICROWAVE OVEN & OTHER BUILT-IN APPLIANCES

Our next stop will be the inspection of the microwave oven. Here we will inspect the condition and observe the oven operation. We check for any radiation leaks. For any other built-in appliances, the operation and condition of the appliance will be inspected.
